What is the difference between a promesse de vente and a compromis de vente?

The promesse de vente takes place before the compromis de vente. The promesse de vente is a contract that only binds the seller à to sell his property à a potential buyer. The buyer has 2 to 3 months in which to act on the promise to sell. To be valid, the promise to sell must be registered with the tax office between 10 days and 1 month after it is signed. What diagnostics are required to sell my property ?

The list of mandatory diagnostics depends on the area in which your property is located, the date of construction and the type of property. For example, asbestos diagnosis is compulsory for properties built before July 1997. Lead surveys must be carried out on properties built before January 1949, and must be renewed every year if lead is detected. The termite diagnosis is valid for 6 months if the property is located in a contaminated area (as defined by a prefectoral decree). The Loi Carrez diagnosis is compulsory in condominiums. Gas and electricity diagnostics are valid for 3 years for installations more than 15 years old. The energy performance diagnosis (DPE) is valid for 10 years. It must be displayed in the property advertisement. All other diagnostic tests must be included with the preliminary sales agreement.
